The "CANCELLED" watermark appears on the document you received because the title number you initially requested through e-Serbisyo, which likely belonged to the developer, has since been cancelled as a derivative title to give way to individual titles issued to buyers.
Upon checking our records, we can confirm that the title pertaining to your property is now duly issued and registered under your name with the new title number: 057-2023048250.
To obtain a clean Certified True Copy of your current TCT (Title No. 057-2023048250), please submit a new request specifically using this updated title number.
