Hi,
i would like to understand the document and process in claiming the title of a deceased person from Registry of Deeds for the following scenario:
1. The owner (Generation 1)  is dead yet no extrajudicial partition executed. One of the child (Generation 2) submitted for titling. It undergoes to the level of Registry of Deeds yet the person died in the process. What is the process and documents required under the following conditions:
A. the one who submitted for titling has 2 or more child?
B. the one who submitted for titling has no child yet issue Deed of Donation to selected relative

1. Extra judicial settlement
2. SPA in favor of the presentor
3. Photocopy of valid IDs of Heirs
4. Tax Declaration
5. Tax Clearance
6. Valid ID of presentor
7. Registration fee

7. Registration Fee
